Our Process

Building a new home is a fun and exciting time. At LDK First Impressions, we do what we can to make your process smooth and enjoyable. Below is an overview of what you can expect as part of our home building process:

Choose from one of our unique floor plans

We have unique floor plans, each with different elevation choices. Choose your new home floor plan based on number of bedrooms, bathrooms or total square footage.

Select your home site

Whether you’re looking for a walk-out lot, a look-out or full basement option, the LDK First Impressions team can help locate the home site of your dreams. We are also able to build on a lot you already own.

Set final price of your new home and closing date

The base price of our homes come with standard floor types, windows and carpet options. However, you are more than welcome to choose additional options, add square footage or make other modifications to the original home specs. Once these selections have been made, we can give you the total price of your home and an approximate closing date.

Review purchase agreement and earnest money down

In most cases, we will use Authentisign to electronically sign your new purchase agreement. Donna Manz coordinates our signature process. In most cases, we require $10,000 earnest money down before we dig. We offer additional options and are happy to talk through those with you should you have a special circumstance or situation. Your earnest money should be included with your signed purchase agreement and a lender pre-approval letter.

Personalize your home

Congratulations!  You have purchased your new home, now comes the fun part.  Meet with one of our Design Center consultants (JoAnn Roemer or LeAnn Czech) to review and select interior and exterior design elements. This initial meeting lasts approximately 4 hours and takes place at our design center located in St. Michael.  After this initial meeting, the design consultants will work with our architect to ensure your plans are personalized to your taste.  Once the plans are complete, you will sign them, and then its time to start the building process.

Meet with the builder

It’s almost time to dig! Before we dig and after we receive approval from the city to build your home, you will meet with our builder to review final selections and plans and receive a general overview of what you can expect during the construction of your new home. After this meeting, construction begins!
